Cornwater Fields
DSA were approached by Custom Homes to help bring forward their vision for a special housing development in a Nottinghamshire village. The intention is to leave a great legacy, not merely build houses. DSA assembled a team and with Prangley Planning, Dr Stefan Kruczkowski as urban designer, ADC Infrastructure, ACS and Baker Consultants, we succeeded in getting planning permission for 44 homes on this 2.2 hectare site on Longdale Lane on the edge of the Ravenshead.
The design incorporates placemaking principles from the outset, with Building for Life 12 being used as the basis of the site layout and design principles. We have taken a SuDS approach to the treatment of water on site, to create multi-use ‘blue green infrastructure’ suitable for children’s play as well as being managed to increase habitat benefits, particularly for the reptiles which inhabit this part of Sherwood.
The Design and Access Statement received special praise from the chair of planning committee at Gedling District Council. It is rich in graphics explaining the philosophy and genesis of the design.

We were recommended DSA to prepare a ‘landscape led’ planning application for our housing scheme in Nottinghamshire. They put the design team together, bringing in specialists to address complications even before they arose. The team worked imaginatively and diligently and at some speed, to overcome planning objections and deliver a proposal that we are delighted with. This led to a successful consent and even praise from the Chair of the Planning Committee. We look forward to working with them as the houses are being built.
